CBD BEEC Assessments

A BEEC you can list with confidence.

Building Energy Efficiency Certificate (BEEC) assessment and application support for office owners, landlords and agents. Work directly with Jarrad Gleeson, a CBD Accredited Assessor.[1]

Review the rules before your campaign begins.

Under the Commercial Building Disclosure (CBD) Program, most disclosure-affected office space with a net lettable area of 1,000 m² or more requires a current registered BEEC before being advertised or offered for sale, lease or sublease. Other eligibility conditions and exemptions may apply.[2]

We provide the published CBD rules and links to official guidance for you to review. You are responsible for determining whether your building or area is disclosure affected. Taktet does not make that determination.

If you are unsure how the rules apply to your building or area, seek independent legal advice, as recommended by the CBD Program.[10]

What is included

One coordinated assessment and application.

A BEEC combines a NABERS Energy for Offices rating and a Tenancy Lighting Assessment (TLA). The certificate remains current until either component expires, for a maximum of 12 months.[3]

CBD rules and register review

Provide the published CBD rules for your review and check the public BEEC register for existing certificates.[2][3]

NABERS Energy and TLA

Explore our Tenancy Lighting Assessment service for lighting scope, preparation and certification.

Complete the NABERS Energy for Offices rating and Tenancy Lighting Assessment using the applicable assessment rules.[8][9]

Submission and follow-through

Prepare a robust, thoroughly validated submission, lodge it through the CBD Assessor Portal and support it through the department’s review.[3]

Renewable Energy Indicator (REI): the CBD Program states that BEECs display an REI graph and a breakdown of renewable and non-renewable energy use. This does not change the NABERS rating and does not need to appear in advertising.[4]

Ready for new engagements

A recognised certificate, handled directly.

Taktet can scope new BEEC engagements promptly, subject to the agreed scope, site access and availability of the required information. Jarrad manages the assessment and submits the application as the CBD Accredited Assessor.[1]

  • One direct contact from initial scope through submission
  • Clear evidence requirements at the start of the engagement
  • Brisbane-based and available Australia-wide

How it works

From assessment planning to publication.

  1. 1

    Scope

Agree the assessment scope and review existing certificates in the public BEEC register.[3]

  2. 2

    Gather

Collect utility bills, plans, metering information, lease documents and access details.

  3. 3

    Assess

Complete and validate the NABERS Energy rating and TLA.

  4. 4

    Submit & support

Lodge the application and respond to the department through approval and publication.[3]

Timing and preparation

Start before your campaign deadline.

The CBD Program advises allowing up to four months where a building does not already have a NABERS Energy for Offices rating or TLA. After submission, the department aims to process a BEEC application within 28 calendar days; issues or errors may restart or delay that timeframe.[3]

These are official program estimates, not Taktet delivery guarantees. Actual timing depends on the scope, data quality, site access and government review.[3]

Common starting information

  • At least 12 months of electricity, gas and diesel bills
  • Certified survey plans showing office net lettable area
  • Utility metering and tenancy power arrangements
  • Lease documents and after-hours air-conditioning logs

The final evidence list depends on the property and assessment scope.[3]
